Cover for Renovation and New Build Projects to Sell or Rent!


Construction Insurance can provide cover for small to medium site developments with a professional reinstatement cost up to £1.5 million as well as being suitable for renovation and extension projects on existing properties.

Whether you are carrying out a one off renovation DIY project or involved in multiple developments each year, using Construction Insurance can provide comprehensive cover on a project by project basis.

Construction Insurance is of fundamental importance when investing your money into property to sell or rent especially as the sums are almost always considerable.
Whether your project is a conversion, renovation, extension or a new build you will invariably need comprehensive protection for both the building and the rest of the site.

You must protect the existing structure (if there is one) as well as all the new work against such losses as fire, theft, flood, storm damage, vandalism and accidental damage.
Don't just rely on your standard building insurance to cover the cost of any loss as, more often than not, they will not pay out on a loss involving a property under development. A Construction Insurance policy will also cover the property whilst it is initially uninhabited.

It goes without saying that the majority of builds go from start to finish without the need to make any claim but, should the worst happen, you can have complete peace of mind that our Construction Insurance will reduce your level of liability to an absolute minimum.

A full 6 or 12 months depending on your choice.

This may sound like more time than you need but it does mean you can purchase the cover as soon as you buy the land and therefore be covered for public liability straight away. It also means that any existing structure will also be covered even before building begins.


The policy provides cover for the following :

Building Works, Temporary Works and Materials
Protected against all risks up to 125% of the professional reinstatement cost.
(The professional reinstatement cost is the amount required to do all the building works again, using professional labour, if a total loss occurred at the end of the build. Land and existing structures are not included in this figure.)
Example 1 : Storm damage from gale force winds blowing over gables-ends.
Example 2 : Theft of heating & electrical materials from the site.

Existing Structure (on Conversions, Renovations, Extensions)
Protected against all risks including damage caused by the new work.
Up to 110% of the professional reinstatement cost.
(The professional reinstatement cost is the amount required to rebuild the existing structure, using professional labour, if a total loss occurs. Land and new work are not included in this figure.)
Example 1 : Fire causing a total loss near the end of the build.
Example 2 : Collapse of new extension bringing down part of the existing house.

Own and Hired Plant, Tools and Equipment
Protected against all risks up to £50,000
Example : Theft of cement mixer and power tools, damaged storage container.

Residential Caravan and Contents, Site Huts and Temporary Buildings
Protected against all risks up to £50,000
Example : Arson / vandalism / theft of mobile home and contents thereof.

Employees' Tools and Personal Effects
Protected against all risks up to £2,000 (£500 per employee)
Example : An employed persons specialist tools stolen from the site.

Employer's Liability
Providing you with protection should you be required to pay compensation for bodily injury, disease, death or nervous shock by any of your employees in connection with the project.
Example : Tradesman injured in a fall.

Public Liability
Providing you with protection should you be required to pay compensation to any third party for bodily injury or death, or damage to property arising out of building works. Upto £5,000,000
Example 1 : A child gaining access to the site and becoming injured.
Example 2 : Materials falling from a scaffold damaging a neighbour's property.

Personal Possessions
Sometimes it is necessary to live on site or with friends during the project which may leave your personal possessions without cover under your normal Home & Contents insurance. We provide you with cover of up to £5,000.
Example : A lost watch or diamond ring.

Personal Accident & Broken Bones
Compensation of up to £20,000 for you and your immediate family against temporary or permanent disablement caused by any accident, anywhere and at any time during the period of the project.
