Conservation of Energy, The Code For Sustainable Homes
Additional Legal Requirements


The requirements for conservation of energy in domestic buildings in England and Wales have become more demanding during 2008. The government's commitment to reducing carbon dioxide and using renewable energy resources has seen the introduction of new legislation going beyond the Building Regulations. New dwellings now require a rating under the Code for Sustainable Homes (The Code) and an Energy Performance Certificate (EPC).


Self-Build Zone, in conjunction with one of our partnering Approved Inspectors, offer the following services (all or most of which you will need) either alongside or separately to a Build-Zone 10 Year Structural Warranty.



Typically, when you purchase a structural warranty, you pay the premium for the warranty plus an additional sum for a Technical Audit plus another fee for the Building Control service.

At Self-Build Zone it's different! We can offer you a significant cost saving because if you engage one of our partnering Approved Inspectors to carry out the Building Control function we don't require the Technical Audit,
thereby saving you the fee!

The Code for Sustainable Homes (Up to Code Level 3) : £1,650
The Code is an environmental assessment for new dwellings which covers nine categories of sustainable design, such as energy performance, water consumption and materials. Ratings are 1 - 6, where Level 1 is marginally above Building Regulations and Level 6 is a zero- carbon building. There is a zero-rating, which is a self-exemption available if a rating level is not compulsory. Some clients want a Code assessment for their own purposes, but most do it because it is a planning condition. The assessment can only be carried out by a trained and licensed assessor.

The price includes a preliminary meeting and completion inspection. You need to inform jhai if you are required to achieve Levels 4, 5 or 6.

Please note: the fee quoted is for the assessment only. This includes some limited consultancy, but site conditions or other complications can require substantial further input which is not included, for instance an ecologist's, a renewable energy consultant's or a water engineer's report. To achieve levels 4, 5 and 6 will require additional fees - and these will be quoted separately.

EPC including standard SAP: £150.00
EPCs (Energy Performance Certificates) are required by Building Control before a final certificate can be issued. It is also an integral part of the Home Information Pack. They are primarily produced to advise the building occupier or potential purchaser how energy efficient the home is. To create an EPC, a trained and licensed Domestic Energy Assessor(DEA) needs to carry out a SAP calculation. This is done by entering information about the building design, such as insulation details, window and floor areas and heating systems into software which calculates the energy performance of the home. The assessor lodges the rating with the relevant licensing body and issues the certificate.

Air Pressure Testing: £240.00
UK dwellings produce a staggering 39.2 million tonnes of carbon gases annually, a quarter of the UK's total emissions (156.9 million tonnes). Improving the quality of a dwelling's envelope is a way of reducing this pollution - and your energy bills. Approved Document L of the Building Regulations requires most developments of one dwelling to be pressure tested.

Sound Testing: FROM £550.00 or £365.00 if booked 8 weeks in advance - please check by enquiring below
Unless you have a party wall or floor, you will not need to carry out sound testing. If you do, then the Building Regulations will require your dwelling to be tested unless you have built it in accordance with approved robust standard details. This is a complex area and you are advised to discuss it with jhai.
