10 Year Structural Warranty
Approved Lenders

The Build-Zone 10 Year Structural Warranty is an improved and re-branded version of The Self Build Zone Warranty. It’s an alternative to an Architect's Certificate or the NHBC, Zurich or Premier products. It is a brand new Structural Warranty designed for new build, conversions and completed properties and is backed by two major insurers. Build-Zone is currently going through the process of lenders awareness. This can be a lengthy process and once achieved can take some time to filter through the lenders' systems.

  The warranty has been designed with you in mind. We know the problems you face and the speed with which you want to get moving, so all these things were taken in to account at the development stage. For a typical project there are two basic options available; With Building Control or Without Building Control.


With
Building Control
Many people are unaware that you do not always need to use your local authority to obtain building regulation approval and carry out building control inspections – quite often we can arrange this for you through a national network of approved inspectors.

This has many advantages:-
  • From initial notification, we can normally have a surveyor to site within 5 working days.
  • After initial notification, your nominated surveyor can be on site within 2 working days
  • You have a nominated surveyor looking after your project from start to finish and will be able to communicate freely.
  • A formal plan check is carried out along with calculations, if there are any foreseen problems, they will be highlighted in a report.
  • The surveyors are highly qualified and experienced individuals used to working with self-build projects.
  • By combining building control with the technical audit inspections, you save money.
Without Building Control
If you have already made your building regulation application to the local authority, then you will need to request a warranty without building control. We then arrange for a programme of technical audits to be made during the project duration alongside the local authority building control inspector. You will still need to allow us a minimum 5 days notice.

Do I need a Structural Warranty?
Apart from the peace-of-mind you gain with the Build-Zone Structural Warranty, you are likely to find your lender requires it as part of their lending criteria. Also, if your circumstances change and you should need to sell the property in the next 10 years you will find that your buyer's lender will also need to see a structural warranty for the building before they lend them any money.
This product has the advantage over an architect's certificate which is only really an extension of the architect's professional indemnity insurance, requiring you to prove negligence.

Summary of Cover
The Insurers will indemnify the Policyholder against all claims discovered and notified to the Underwriter during the Period Of Insurance in respect of :-

1) The cost of complete or partial rebuilding or rectifying work to the Housing Unit which has been affected by Major Damage attributable to a Defect in the design, workmanship or materials,  provided always that the liability of the Insurers does not exceed the reasonable cost of rebuilding each Housing Unit to its original specification.

2) The cost of making good any Defect in the design, workmanship or material in the drainage system which was newly constructed by the Builder in connection with the Housing Unit and for which the Policyholder is responsible.

3) The necessary and reasonable costs incurred in repairing, replacing or rectifying any part of the Waterproof Envelope within the Housing Unit as a result of ingress of water caused by a Defect in the design, workmanship, materials or components or the waterproofing elements of the Housing Unit.

4) The cost of repairing or making good any Defects in the chimneys and flues of the Housing Unit causing an imminent danger to the health and safety of occupants.

Uniquely, we have linked together the technical audit requirements of a structural warranty and our building control service to offer you a prompt service with a dedicated surveyor. This is cost effective and enables a faster turnaround of Stage Payment Release Certificates for your lender.

The Site Audit Surveyors
A network of Approved Inspectors (all qualified and have a minimum of 5 years experience) are used to carry out condition surveys.

Pricing
In most cases, our structural warranty is cheaper than either the NHBC or Zurich while giving an equivalent level of cover.
