Approved Inspector Crisis - Do you have a building project with or about to start with Aedis?

Private building control firm, Aedis Regulatory Services (ARS) has filed for voluntary liquidation, amid an insurance crisis for the sector putting around 12,000 building projects at risk. Their insurer refused to renew its policy, according to the firm’s boss Joe Ayre.

According to a letter from the regulator of Construction Industry Council Approved Inspectors Register (CICAIR), Howden has said it will not renew policies when they expire.

Mr Ayre said Griffiths & Armour declined his request to switch to their policy.

Of the 95 approved inspectors operating in the UK, 15 have insurance with Howden. Of these, five have seen their policies expire and four more are set to expire in less than a month.

Self-Build Zone can help

Self-Build Zone can assist you with changing to one of our partnered Approved Inspectors and can offer a Structural Warranty with an A- rated Insurer instead of an Unrated Insurer. If you are about to submit your Initial Notice or if you have already done so but not actually commenced works -it is not too late to change.

You can withdraw your Initial Notice - and our in-house company can offer advice on who to consider using (or not!) based on experience and their current position relating to Professional Indemnity Insurance.

When it comes to the current issues with Approved Inspectors, Self-Build Zone and Build-Zone have the use of an in-house company (BZSS) which can facilitate Building Control Inspections as well as Technical Audits through one of their approved and audited partnered surveyors.

Self-Build Zone and Build-Zone are part of a professional Insurance Brokers and we will always try to advise people on the best course of action if your Approved Inspector (AI) ceases trading or if you want to consider having an ‘A’- Rated insurer behind your 10 year Warranty.
