Planning permission is often the first major milestone in a self build project. However, many people wonder whether insurance needs to be arranged before planning approval is granted. In most cases, site insurance is not required until construction work begins. However, there are situations where arranging protection earlier may still be essential, particularly when a plot of land has already been purchased.

When Insurance Normally Starts

Site insurance is typically arranged once planning permission has been granted and the project is ready to begin construction. This ensures cover is in place from the moment physical work starts on the site. Activities such as groundworks, demolition or structural alterations all introduce risks that specialist insurance is designed to cover. However, there are circumstances where insurance should be arranged earlier in the process.

Buying a Plot of Land

One of the most important examples is when you purchase a building plot.

As soon as the land legally becomes yours, you become responsible for what happens on that site. This includes anyone who enters the land, whether they are contractors, surveyors, visitors or even members of the public. At this point, arranging site insurance becomes extremely important, even if planning permission has not yet been granted.

Two key elements of cover are particularly relevant at this stage.

  • Public liability insurance helps protect you if someone is injured while visiting or accessing the site.
  • Employer liability insurance may be required if anyone is working on the site, even during early activities such as surveys, ground investigation or clearance work.

Liability exposure can arise very quickly. Something as simple as a contractor visiting the land or a surveyor carrying out inspections could create responsibility if an accident occurs.

This is why many plot owners arrange site insurance as soon as they complete the purchase.

Early Site Preparation

Some projects involve early activity before planning permission is fully approved or before construction begins.

Examples can include site surveys, soil investigations, fencing installation or preliminary ground preparation. Once people begin visiting or working on the site, the risk profile changes, and liability protection becomes important. Insurance arranged at this stage ensures that these early activities are properly covered.

Protecting Existing Structures

If the project involves renovating or converting an existing building, insurance may also be needed earlier. Properties that become unoccupied or are undergoing structural alterations may fall outside the terms of a standard home insurance policy. In these cases, specialist site insurance helps protect both the structure and the ongoing works.

Planning Ahead for Your Project

While construction insurance is most commonly associated with the start of building work, responsibility for a site can begin much earlier. If you own the land, you are responsible for the risks associated with that site. Arranging site insurance at the appropriate time ensures protection is in place as your project develops.

A Key Step Before Building Begins

Once planning permission is secured and construction is about to begin, comprehensive site insurance becomes essential for protecting the developing structure, materials and liability risks.

However, for many self builders, the need for protection starts earlier. In particular, purchasing a plot of land can create immediate responsibility and liability exposure, making early insurance an important consideration.
