Site Insurance vs Home Insurance: What's the Difference?

When planning a self build, renovation or major extension, many people assume their existing home insurance policy will protect the project. In reality, the moment structural work begins, the risk profile of the property changes significantly. Standard home insurance policies are designed to protect completed homes that are occupied and structurally stable, not buildings undergoing construction.

Understanding the difference between home insurance and site insurance is essential for anyone embarking on a building project. Without the right cover in place, you could find yourself exposed to risks that a typical household policy does not cover.

What is Home Insurance?

Home insurance is designed to protect a finished residential property that is being lived in. Most policies combine buildings insurance, which covers the physical structure of the home, with contents insurance, which protects personal belongings inside the property.

These policies are built around the assumption that the property is complete, secure and occupied. The structure is expected to be weatherproof, utilities are fully installed, and the risk of damage is relatively predictable.

Because of this, most home insurance policies contain specific exclusions relating to construction work or structural alterations. If significant building work is undertaken without notifying the insurer, the policy may no longer provide cover for certain types of damage. In some cases, the insurer may even cancel the policy if the property is considered to be undergoing major renovation. For homeowners planning any form of structural work, this is where problems can arise.

What is Site Insurance?

Site insurance, sometimes referred to as self build insurance, is designed specifically for properties that are under construction or undergoing major structural work. It protects from the moment work begins on site until the project is completed.

Unlike standard home insurance, site insurance recognises that construction environments involve different risks. Building materials may be stored on site, multiple contractors may be working on the project and sections of the structure may be temporarily exposed to weather conditions.

A typical site insurance policy can include protection for the developing structure itself, known as contract works cover. It can also cover building materials stored on site, as well as risks such as theft, vandalism, storm damage and accidental damage during the construction process.

Most policies also include liability protection, which is an important consideration when tradespeople, contractors or visitors are accessing the site.

Why Standard Home Insurance is Not Enough

Once construction work begins, a property effectively becomes a building site. This introduces a range of risks that standard home insurance policies are not designed to handle. For example, materials may be delivered weeks before installation and stored on the site. Contractors may be working with heavy equipment or carrying out structural alterations that temporarily weaken parts of the building. The property may also be left unoccupied for periods while work is taking place.

These factors can increase the likelihood of damage occurring and, as a result, most home insurers exclude cover for incidents that occur during building work. This means that if something goes wrong during the project, the cost of repairs could fall entirely on the property owner.

Site insurance is designed to address these specific risks and ensure that protection remains in place while the project is underway.

Liability Risks During Construction

Another key difference between home insurance and site insurance relates to liability.

When building work is taking place, the person responsible for the site may be liable if someone is injured while visiting or working there. Construction sites involve multiple hazards, including tools, materials, uneven surfaces and partially completed structures.

Site insurance typically includes public liability protection, which helps protect against claims if a member of the public is injured or their property is damaged as a result of the project.

If you are employing trades directly rather than using a single main contractor, employer liability cover may also be required. This protects if someone working on the project suffers injury or illness related to their work on site. These forms of liability protection are rarely included within standard home insurance policies.

When Site Insurance Should Be Arranged

In most cases, site insurance should be arranged before any construction work begins. This ensures protection is in place from the earliest stages of the build, including site preparation, demolition or groundwork.

For self builders purchasing a plot of land, insurance may even be required earlier. As soon as the land legally becomes yours, you become responsible for what happens on that site. Arranging appropriate cover at this stage can help protect against liability risks before construction starts.

Once the project is completed and the property becomes a finished home, the site insurance policy can usually transition into a standard buildings insurance policy.
