What Is A New Build 10-Year Structural Warranty?

A 10-year structural warranty is an insurance policy that protects your completed new-build home against defects in design, workmanship or materials for a decade after completion. Most UK mortgage lenders require it, transfers to future owners when you sell, and provide far stronger protection than an architect’s certificate or professional consultant certificate.

What Does a Structural Warranty Cover?

A structural warranty covers defects that arise in:

– The design of the property

– The workmanship carried out during construction

– The materials used in the build

– Drainage and waterproofing systems.

You don’t need to prove who was at fault to make a claim, simply that a covered defect has arisen. This is a significant advantage over an architect’s certificates, where you must identify and prove the liability of a named professional.

The policy lasts for 10 years from completion, is fully transferable to any future owner, and doesn’t lapse if the builder goes out of business.

Structural Warranty vs Architect’s Certificate: What’s the Difference?

Many self-builders are offered an architect’s certificate or a professional consultant certificate (PCC) as an alternative to a warranty. While cheaper upfront, these offer considerably weaker protection:

  • Architect’s certificates only cover design defects, not workmanship or materials, where most structural claims actually arise
  • They typically last only six years, not ten
  • You must prove the professional was negligent to make a claim
  • If the professional retires, closes their business or their professional indemnity insurance lapses, there may be no cover at all
  • Not all mortgage lenders will accept a PCC, significantly limiting your ability to sell.

A 10-year structural warranty is the industry standard that most lenders require, and it offers much greater certainty for you and any future buyer.

Do Mortgage Lenders Require a Structural Warranty?

The majority of UK mortgage lenders require a 10-year structural warranty on all newly built, converted or significantly renovated properties. This is true whether you’re financing the build itself, remortgaging on completion, or the buyer is obtaining a purchase mortgage later.

The majority of UK Finance accepts Self-Build Zone warranties from registered lenders. Checking lender requirements early in your project avoids costly delays and last-minute complications.

Why You Must Arrange Your Structural Warranty Before You Start Building

This is the point that catches many self-builders by surprise. A structural warranty cannot be arranged retrospectively once a build is underway, at least not without significant additional cost.

This is because warranty providers carry out a series of technical inspections at key stages of the build, including groundwork and foundations, structural frame, roofing and weatherproofing. These inspections are a condition of the warranty and must happen in sequence. If your foundations have already been poured with no inspection, you’ll face either expensive retrospective surveys or refusal of cover.

Arrange your warranty at least two weeks before you start, and ideally up to 30 days before. Self-Build Zone will appoint a dedicated inspector to manage the process alongside your local authority building control.

What Types of Projects Need a Structural Warranty?

– New-build homes, whether self-managed or contractor-led

– Barn and commercial-to-residential conversions

– Extensions where structural work is involved

– Developer projects built for sale or investment

The warranty applies to the new structural works rather than the whole property, so it’s relevant even on extensions where the rest of the building is older.

FAQs

How long does a structural warranty last?

A standard structural warranty lasts for 10 years from the date of practical completion. Some products last 12 years. The policy transfers automatically to any future buyer, so it remains valid throughout its term regardless of how many times the property changes hands.

How much does a structural warranty cost?

Structural warranty costs are calculated based on the square metre area of the new works, the location of the property, the professional reinstatement cost, and factors such as materials, number of storeys and whether a basement is involved. Because no two builds are the same, the best approach is to get a personalised quote.

What’s the difference between site insurance and a structural warranty?

Site insurance covers your project during construction, protecting the works, materials, existing structures and liability while building is underway. A structural warranty takes over on completion, covering latent defects for 10 years. Both are needed, and they work together to provide complete protection across the lifecycle of your project.

Can I get a structural warranty if I’ve already started building?

This is very difficult and potentially very expensive. Warranties require inspections at key stages, starting with the foundations. If these have already been missed, providers may require additional retrospective surveys or may decline to provide cover at all. Arrange your warranty before you start.

Is a structural warranty required by law?

A structural warranty is not a legal requirement, but it is a commercial requirement for most mortgage lenders, and is expected by solicitors and buyers when you come to sell. Without one, you significantly limit your ability to remortgage or sell the property within its first 10 years.

Do I need a structural warranty for a conversion or extension?

Yes, if structural work is involved. Lenders typically require a structural warranty on any significant new structural works, whether that’s a new build, a barn conversion or a substantial extension. The warranty covers the new structural elements rather than the whole original building.
