Storm and Accidental Damage

Storm and accidental damage can affect a self build at any stage, but an unfinished property needs particular attention as colder, wetter weather arrives. Protect exposed work, review storage and drainage, and check that your site insurance reflects your project.

Why does autumn increase the need for preparation?

An open roof, incomplete walls or newly delivered materials can be vulnerable when the weather changes. Wind may dislodge temporary coverings, while heavy rain can collect around foundations or enter exposed areas.

How can you prepare your site before bad weather?

Prioritise getting the building watertight through completed roof coverings, correctly fitted windows and external doors, and sealed openings. Until then, suitable temporary protection helps limit rain entering the building and damaging vulnerable materials.

Agree a weather preparation plan with your contractor before conditions deteriorate. Identify which areas need temporary protection and who will check them. Secure loose materials and ensure coverings are suitable for the job, rather than relying on an improvised sheet that may lift in the wind.

Keep drainage routes clear and ask the site team to assess where water could collect. Store vulnerable materials off the ground in appropriate covered areas, following manufacturers’ guidance.

Monitor forecasts and allow time to secure the site before a warning becomes an immediate problem. Decisions about scaffolding, temporary structures and work at height should be made by competent people.

What should you check in your site insurance?

Arrange site insurance from the beginning, with appropriate protection before work starts. It can cover insured storm and accidental damage to works and materials, subject to the wording. Check insured values, excesses and conditions rather than assuming every weather-related loss is covered.

For a renovation or extension, confirm how the existing building is insured as well as the new work. Tell your home insurer about the project and establish where responsibility sits.

Ask about the treatment of water ingress, flood, frost and damage to exposed work. Do not assume they are interchangeable with storm cover. If the build programme changes, contact your provider before the policy expires and explain any planned pause in work.

What should you do if damage happens?

Make people’s safety the first priority. Take reasonable steps to prevent further loss where it is safe to do so.

Notify your insurance provider promptly and follow its claims instructions. Photographs, delivery records and receipts can help establish what was damaged and its value. Avoid disposing of damaged items or authorising permanent repairs before checking what evidence and approval the insurer needs.

How can you prepare your protection for the season ahead?

Self-Build Zone can help you explore specialist site insurance for your self build, renovation, conversion or extension. Discuss your project and request a quote before work begins, or contact the team if your existing arrangements need reviewing. Explore site insurance

Frequently asked questions

Does site insurance cover every type of weather damage?

No. Cover depends on the event, wording, exclusions and conditions. Check storm, flood, frost and water ingress separately with your provider.

Will my builder’s insurance cover damaged materials?

Do not assume so. Establish who insures the works and materials, whose interests are protected and whether the cover remains suitable throughout construction.

Can I leave my site unattended over winter?

Discuss any extended closure with your insurer beforehand. Confirm security, inspection and weather protection requirements, and agree responsibilities with your contractor.
