Site Insurance, Building Control or Structural Warranty?

Site Insurance protects a self build against specified risks during construction. Building Control checks whether work complies with Building Regulations. A Structural Warranty provides insurance protection against qualifying defects after completion. They perform different roles, and none replaces appropriate health and safety management on site.

What Does Site Insurance Protect?

Site Insurance is designed for the construction phase of the project. Depending on the policy and cover selected, it can protect the new works, building materials, temporary works and an existing structure where applicable.

It can also include specified liability protection and optional cover for items such as plant, tools, equipment or temporary buildings. In simple terms, Site Insurance is concerned with financial risks that can arise while the home is being built.

What Does Building Control Do?

Building Control has a different purpose. It considers whether building work complies with the requirements of the Building Regulations. These regulations cover areas including structure, fire safety, ventilation and energy performance.

Building Control approval is therefore an important part of the construction process, but it is not an insurance policy. A completion certificate does not provide financial cover if an insured structural defect emerges later.

What Does a Structural Warranty Do?

Does Building Control approval replace a Structural Warranty?

Does insurance replace health and safety responsibilities?

No. Insurance can provide financial protection following specified events, but it does not replace safe working practices or the legal duties of those managing construction work.
